"Throughout my career, I've held a belief that successful and robust business is the product of close working relationships established through open communications, honesty and mutual trust.
This is a belief I've carried through my surveying career which I started as a London retail consultant for Churston Heard (now part of JLL) some 25 years ago.
From there, I grew my investment and development consultancy experience with other notable practices, including; Strutt & Parker, Nelson Bakewell and CWM, where I was a Partner of the 'In Town Investment' business. I have experience of a wide variety of property asset classes, including occupational agency along numerous UK high streets and major shopping centres, mixed-use investment, development consultancy and high street property investment brokerage.
When not busy at work or spending time with my young family, I can usually be found deep in the Surrey Downs on my motorbike or in one of the many fine country pubs after a day on the trails with my two mad Springer Spaniels!*

My career started in general practice at Glenny before progressing to advising investors, firstly with Slade & Co and then as a Partner at HSM. From there, I continued to develop my expertise and experience across all main property sectors, including office, industrial, retail, leisure and hotel property. I provide investment sale and acquisition advice to a wide range of clients, namely pension funds, property companies, family offices and high net worth individuals.

Acting on behalf of Aberdeen Standard, this prime Covent Garden freehold investment was sold to Shaftesbury Plc, the owners of the Seven Dials Estate in Covent Garden after a comprehensive marketing campaign. The building is single let to the retailer, Schuh. It provides a mix of retail over basement, ground and first floors with the second and third floor comprising warehouse type offices, potentially suitable for conversion to high value residential. The sale completed at £16 million / 3.81% Net Initial Yield.

The Kursaal Centre, Southend on Sea
ACQUISITION
Acting on behalf of AEW UK Core Property Fund, this long leasehold investment was acquired for £7.14 million / 10.75% Net Initial Yield. The Kursaal is an iconic 'leisure box', located on the seafront in Southend and provides 145,000 sq ft of total floor space. The purchase price reflected a low overall capital value of £50 psf and offers longer term potential for conversion into alternative uses. In the shorter term an energetic marketing campaign will increase the running yield on the investment.

SALE
Acting on behalf of Aberdeen Standard, this freehold investment in central Brighton was sold to a local property company for £4.85 million / 5.71% Net Initial Yield. The premises were leased in their entirety to Poundland with much of the upper floors unused and unwanted by the tenant. This offered future lease regear potential to take back the upper levels for change of use to high value residential.

ACQUISITION
Acting on behalf of Shaftesbury Plc this portfolio of six retail units in the northern section of Neal Street was acquired for £24.6 million after two years of negotiations with an Institutional freeholder. The shops form an integral part of the Seven Dials area of which Shaftesbury are majority freeholder and provide asset management potential including unit amalgamation and improving tenant profile.

ACQUISITION
Acting on behalf of Nuveen Real Estate, this freehold block of 17 residential units was acquired in an off market transaction for £8.4 million / 4.35%. The residential block is located in the high-value, high-growth Shoreditch area of London offering potential for both increases in rental and capital values.

ACQUISITION
This large superstore was acquired off-market for NFU Mutual as a sale and lease back for approximately £78 million. The property comprises approximately 150,000 sq ft along with a petrol filling station and had recently undergone a comprehensive refurbishment. The investment benefited from a 25 year term certain with RPI linked rent reviews. The asset was subsequently sold to Supermarket Income REIT.

ACQUISITION
Acting on behalf of LaSalle Investment Management, this prime hotel investment was acquired in an off-market transaction for £16 million. The lease benefited from a term certain of 29 years with rent reviews linked to uncapped RPI. The hotel provides 4 Star accommodation and occupies a prominent position in central Exeter.

ACQUISITION
This newly constructed office was acquired for NFU Mutual for £38 million. The property comprises approximately 64,000 sq ft of Grade A accommodation and was single let to the 5A1 covenant of VMWare for 10 years term certain. The property occupies a prime position in Staines with easy access to both the town centre and the M25.
WARWICK
Globe House, Warwick Business Park
ACQUISITION
This business park office investment was acquired for CCLA for £7.75 million / 7.48%. The property was single let to IBM for a further 8 years and part fitted out as a data-centre from which the NHS pay roll is run. The investment offered the opportunity to capture an uplift in rent at the next review.
